How it works
We are not a booking platform. We are a list of real places in San Miguel de Allende, with the owner's own price and a way to write to them.
Browse real listings
Filter by neighborhood, budget and length of stay. Each listing shows the owner's own price — by the night, the week or the month, whichever the place is let by — and whether it comes furnished.
Write to the owner
Your message goes to them, with your email as the reply address. No account, no booking fee, and nothing to pay us at any point.
Arrange it between you
Dates, deposit, keys, the lot. We are not a party to your agreement and we never hold your money.
What “verified” means
Every listing carries the date we last confirmed it with its owner: the place still exists, it is still free, and the price is still the one shown.
We ask again every thirty days. A listing nobody confirms is unpublished after sixty. That date is printed on the listing so you can judge it yourself rather than take our word for it.
How renting works in San Miguel de Allende
A few nights or weeks
Short stays go mostly through the nightly platforms. TheLatinvestor, updated 21 September 2026, puts the average nightly rate at 2,900 to 3,100 pesos and occupancy across the year at about 38 per cent, with the peak from November to April. Christmas and New Year is the tightest stretch, and the town's wedding weekends take a lot of the accommodation. Realty San Miguel's renter FAQ, read on 21 October 2026, says the municipality requires an annual permit and liability insurance to let a house through Airbnb.
One to three months
This is the hardest stay to arrange through an agency. Almost every furnished listing at San Miguel Rentables, read on 24 September 2026, carried a three-month minimum, and its high-season rates ran roughly ten to fifteen per cent above the rest of the year. A one- or two-month stay is arranged with the owner directly. For January to March, start looking in the northern summer; June to September can often be settled four to eight weeks out.
A year or longer
Annual leases go through local agencies and owners, in either currency: 84 of the 190 priced entries in Realty San Miguel's long-term book on 4 October 2026 were in dollars and 106 in pesos, on terms from one year down to six months, with a few single months. On the peso side, TheLatinvestor's survey, updated 21 September 2026, gives about 15,500 pesos a month for a one-bedroom. Realty San Miguel's FAQ says tenants provide ID and proof of the means to pay, that some landlords run a background or credit check, and that the utilities stay in the owner's name. Ask for a recent CFE bill before you sign: a house already on the unsubsidised DAC tariff passes it on to you.
Where this site fits
Between the agencies' three-month minimums and the nightly platforms: owners list nightly, monthly or annual lets here, in pesos or dollars, and your message goes straight to them.
How we pay for it
Not from you, and not from the owner. Listing is free and we take no commission on any rental agreed through this site.
The site earns from advertising and from affiliate links to hotels and tours, always marked as such. Our disclosure spells it out.
What we never do
We hold no money, sign no contract on anyone's behalf, take no commission, and never publish an address without the owner's explicit permission.
If a listing turns out to be wrong, tell us. We would rather unpublish it than have you find out the hard way.
